| When Abbey Road was started in 1982, I was a realtor. I understand both sides of a real estate transaction.I will say the same thing here that I tell everyone on the phone: "if you are a buyer, you want Abbey Road. If you are a seller, you may not want us." Let me clarify that statement for you. If you are buying a house, you want the most thorough inspection that you can afford (See our page on NFPA levels of inspections.) Ken , who is our F.I.R.E. Certified Inspector, as well as a CSIA Certified sweep, does our real estate inspections. He also does any inspections that require a ChimScan. He is very thorough in his work. We have been told by whole house inspectors, civil engineers, insurance adjusters, numerous realtors and countless buyers that his inspection reports are the best they have ever seen. That is why we charge more than some other companies. We deliver more. The quality is what a buyer wants to see. Do we find problems with chimneys? If the problems are there, we do find them BECAUSE THEY ARE THERE. We document our findings in our reports. Abbey Road does not enter a home looking for additional income. We are not a masonry company looking for work to keep numerous masons busy. .Sellers do not want us to come in to inspect after they have a buyer. (Unless they are one of our customers that need us to come in as a second opinion.) We will very often find problems that the first inspector missed. Sellers do not like to hear about more issues. We have had sellers take our reports and make sure the buyers do not see them. By law, the report belongs to the person that paid for it and it is up to that person to decide who will see the report. Sellers do want us before they have their house on the market. That way they can have a thorough inspection of the chimney before they list their home. They can then know if the unit is in good condition. If there are problems, the homeowner can make a decision as to fix the unit, or to list the home with the unit termed "inoperable". Whether Abbey Road is working for the buyer, or the seller, we perform our inspections with honesty and integrity. Our longevity is a testament to our service ethics. |
